Boom – Encinitas All Time High Prices.

Let’s take a look at Beach Street.  My neighborhood.  3/4 mile to Moonlight Beach.
We bought new in 2004 when it was dirt and closed a year later.
37 Single family homes.  3-4BR. 1500-1880 Square Feet.
Builder Taylor-Woodrow constructed these homes with exceptional quality.
I’ve walked through and taken a close look at many hundreds of homes in my 20 years in Real Estate and prior years in construction.
Superior construction quality vs. many local track neighborhoods.  Even some small newer tracks.
3 Floor Plans. 3 homes with upstairs inclusionary unit.
Peaked out in the mid-high $700,000’s in 2005.
There were many “investor” or non-owner occupied original Buyers.
Scraped bottom in 2010-11.  One bank owned sold for $515,000 in late 2010.
Historical data shows Encinitas and overall real estate market bottoming in 4th Quarter 2011.
608 Beach St just closed at $875,000.   550 Beach St sold in July for $839,000.
All time highs.
